Nearly 200,000 university students in the search for rent following the end of EBAU

The EBAU period ended and since June 16 the grades of the students in Spain were released. Among the students, more than 200,000 university students changed their Autonomous Community to start their studies.

Many of them do not have family or friends who can host them, so they choose to look for an apartment or room to rent while they pursue their studies. The real estate industry has reported that landlords are increasingly turning to this type of temporary rental. Why is this?

According to ministerial data, in recent years more and more university students have been changing Autonomous Community to start their degrees. In the latest report for 2022/2023, 17.5% of university students maintain this trend (about 234,000 people). In previous data, about 193,000 were registered, which indicates a clear increase in the numbers, reaching these 200,000 students.

Many of those who decide to move to another Autonomous Community prefer temporary rentals of apartments or rooms, and in addition, there is the arrival of international students, who reach figures of up to 100,000 foreigners per academic year.

Among the regions that receive the largest number of people are the Community of Madrid, Catalonia, Valencia and Andalusia. If we refer to cities we can mention Madrid, Granada, Barcelona or Valencia. These are the main choices of both Spanish and foreign university students.

The data indicate an increase in the demand for temporary rentals, which is always a good choice for landlords, for simple reasons: students do not default on their payments, there is no risk of squatters, and at the end of the course they move out of the apartment.

In many cases, the parents are even left in contact with the children's parents, since they are the ones who pay the monthly rent for their children's temporary housing.

The new Housing Law will cause an increase in temporary rentals, stabilizing the prices of this modality. As we have explained in previous news about the new Housing Law, the new legislation is causing landlords to start preferring temporary rentals because of the strict regulations, as it only affects long-term rentals.
